Unit C is a fully detached, 2-story lofted studio featuring a downstairs kitchen and living area with an upstairs lofted bedroom. Includes in-unit washer/dryer and one assigned parking space. All utilities remain in Davidson Properties Group, LLC's name — tenant shall not transfer any utility to their own name. Tenant is billed the exact electric amount plus the exact water bill amount, attached to monthly rent. Rent is due the 1st of each month with a grace period through the 3rd. A $150 late fee applies to payments received after the 4th. An $60 application fee is due at application submission. Security deposit equal to one month's selected rent is due at lease signing. A non-refundable $99 listing and showing fee is due prior to any scheduled showing and is credited toward the security deposit upon lease signing. One small dog or cat permitted with a non-refundable $500 pet deposit and $40/month pet rent.

Pet Information

Pet Policy — Unit C

  • One small dog or cat permitted per unit — maximum one animal total — subject to management approval.
  • Non-refundable pet deposit of $500 due at lease signing.
  • Pet rent of $40/month billed with monthly rent — due on the same due date as all other charges.
  • Small breed only — management discretion applies on size and breed.
  • No exotic animals, reptiles, birds, fish, or large breeds permitted.
  • Pet must be kept inside Unit C or within the Unit C designated yard only.
  • Pet is strictly prohibited from entering Unit A yard or Unit A backyard under any circumstances.
  • Tenant is fully liable for any pet-related damage beyond the pet deposit.
  • Management reserves the right to approve or deny any pet at their sole discretion.

Property Policies & Rules

General Rules — All Tenants

  • Quiet hours: 9:00 PM to 8:00 AM daily.
  • No smoking on premises — interior or exterior.
  • No unauthorized subletting or short-term rentals (Airbnb, VRBO, etc.).
  • Tenants are to be respectful of the units and spaces of other tenants at all times.
  • The shed in the common backyard area is reserved exclusively for Davidson Properties Group, LLC and is off-limits to all tenants.
  • Renter's insurance with a minimum of $100,000 liability coverage is required. Davidson Properties Group, LLC must be listed as an additional interested party and landlord on the policy. Proof of an active policy is required prior to or at the time of move-in.
  • Landlord entry with 24-hour notice per Idaho Code §55-208, except in emergencies.

Rent Payment Policy

  • Rent is due on the 1st of each month.
  • A grace period applies through the 3rd of each month — no penalty if received by the 3rd.
  • A $150 late fee will be assessed for any payment received on or after the 4th of the month.
  • Utility charges are billed by Davidson Properties Group, LLC and are attached to the monthly rent statement.
  • Rent and all utility charges are due in full at the same time on the same due date.
  • Landlord will provide a copy of the utility statement upon tenant's request.

Unit C — Utility Policy

  • All utilities remain in the name of Davidson Properties Group, LLC at all times.
  • Tenant shall not transfer, open, or establish any utility account in their own name for this property — doing so is a material breach of the lease.
  • Tenant in Unit C is responsible for the exact amount of the monthly electric bill allocated to Unit C.
  • Tenant in Unit C is responsible for the exact amount of the monthly water and sewer bill allocated to Unit C. The water bill allocation is calculated each billing cycle, itemized on a utility statement available upon request, and is due with the monthly rent.
  • Tenant may opt into the property's StarLink satellite internet service for a flat fee of $50/month — billed with rent.
  • Alternatively, tenant may arrange their own internet provider — tenant is solely responsible for verifying service availability at the property address and for all installation costs, equipment, and ongoing fees.

Unit C — Specific Rules

  • Tenant in Unit C has exclusive access to the Fenced Backyard — Shared Between Unit B and Unit C.
  • Unit A backyard is separated by a privacy fence and is strictly off-limits to Unit C tenants at all times.
  • One assigned parking space is included — additional vehicles use street parking.
  • Tenant shall use the Unit C entrance at all times — this is a fully detached private unit.

StarLink Internet Service

  • StarLink satellite internet is available at the property for an optional flat fee of $50.00/month, billed with rent.
  • If you prefer not to use StarLink, you may arrange your own internet provider at your sole cost.

Unit Hold Policy

  • Units may be held for up to 14 days at no charge pending lease execution.
  • At the sole discretion of Davidson Properties Group, LLC, a non-refundable holding deposit of $500 may be required to secure a unit.
  • If assessed, the $500 holding deposit will be credited in full toward the security deposit at lease signing.
  • If the applicant fails to execute the lease, the holding deposit is forfeited in full.
  • If the landlord is unable to make the unit available, the holding deposit will be returned in full.

Listing & Showing Fee

  • A non-refundable listing and showing fee of $99.00 is due prior to or at the time of any scheduled showing.
  • This fee covers the cost of property preparation, coordination, and landlord time associated with the showing.
  • Upon execution of a lease agreement, the $99.00 listing and showing fee will be credited in full toward the security deposit.
  • The fee is non-refundable if the applicant does not proceed to lease signing for any reason.
  • Davidson Properties Group, LLC reserves the right to waive or adjust this fee at its sole discretion.
